Commercial listings need two checks before the building matters: zoning and use. On zoning, Missoula County has 31 citizen zoning districts, and county planning can tell you which district, if any, applies to a parcel. A change of use is its own step. Granite County’s Georgetown Lake Zoning District, for instance, requires the change from residential to commercial to be permitted before commercial activity begins, and Ravalli County says an increase in use or commercial use of a septic system may need a nondegradation analysis. Montana’s DEQ also records the use, whether residential or commercial, on a parcel’s Certificate of Subdivision Approval where that exists.

Utilities come next. Missoula County has no central water or wastewater system, so a parcel outside the city needs a well and septic system unless it is in a special district or can connect to the city. The City of Missoula treats sewer as available when a line is within 200 feet of the parcel boundary, and water when it is within 200 feet of the structure. Parcels with available service are required to connect upon construction. Where a septic system is needed, the Missoula County Health Department requires the permit to be finalized before other permits are issued.
