Ravalli County is the Bitterroot Valley. One long valley runs the length of the county from north to south, with the Bitterroot Range on the west side (Trapper Peak tops out at 10,157 feet) and the Sapphire Range on the east. US 93 follows the valley from Lost Trail Pass in the south to the Missoula County line in the north, and many of the county’s towns sit along it.
Only four places have their own government: Hamilton, which is the county seat, Stevensville, Darby and Pinesdale. Florence, Victor and Corvallis are unincorporated and rely on county services and civic clubs. Hamilton is about 45 miles south of Missoula, and the county’s own guide for new owners says it cannot match the service level a city or town provides in the non-urban parts of the valley. That shapes the search more than the town name does.
What the housing looks like
Census estimates for 2020 to 2024 count 21,179 housing units in the county, and 16,843 of them are single-family houses on their own lot. Another 1,824 are mobile or manufactured homes. The median year built is 1991, which fits a county whose population grew about 10 percent between the 2020 count and July 2025 (44,175 to 48,582). Roughly 79 percent of occupied homes are owner-occupied.
The Census median value for owner-occupied homes in the county is $476,600 for 2020 to 2024. That figure is a five-year survey estimate, so it trails what homes sell for today, and it blends a house in Hamilton with acreage near Darby. Use it as a starting frame and compare current listings and recent sales for the specific town and property type.
Zoning, septic and wells outside town
Most of unincorporated Ravalli County is unzoned. Where zoning exists, it comes from citizen-initiated zoning districts, and the county counted 41 of them in 2022, each with its own standards. The county’s interactive map shows whether an address sits inside one. Covenants are a separate layer and show up in Schedule B of the title report.
A septic permit has to be issued before construction starts. For a new dwelling, Ravalli County Environmental Health requires a nondegradation analysis, a site evaluation with a soil test hole dug 8 to 12 feet deep, and sometimes groundwater monitoring through the high-water months, usually March to October. A system within 300 feet of a mapped floodplain needs a floodplain determination first. Environmental Health also publishes a Home Buyer’s Brochure, which is worth reading before an offer on any home with a well and septic system. Parcels that went through state subdivision review carry a Certificate of Subdivision Approval that names the water source and wastewater plan.
Getting around
The county-wide average travel time to work is 24.4 minutes, and about a third of workers report 30 minutes or more. Buyers who work in Missoula should drive the route at their own hours before choosing between Florence, Stevensville and the south end of the valley.
For a weekend outside, Lee Metcalf National Wildlife Refuge covers 2,800 acres along the Bitterroot River about 2 miles north of Stevensville. Hamilton averages roughly 12 inches of precipitation a year, and the typical frost-free stretch runs from May 6 to September 27.
Seven school districts serve the county: Corvallis, Stevensville, Hamilton, Victor, Darby, Lone Rock and Florence-Carlton. School assignments should be verified by address with the district.
Common questions about Ravalli County
Is Ravalli County zoned?
Mostly not, outside the incorporated towns. Zoning applies only inside citizen-initiated zoning districts, and each district sets its own rules.
How far is Hamilton from Missoula?
About 45 miles, according to the City of Hamilton. Florence and Stevensville are closer to Missoula, and Darby is farther south.
Do I need a permit for a septic system on a new build?
Yes. The septic permit comes before construction, and the application needs a legal address and the signature of every owner on record. If the parcel already has state subdivision approval, send the county that approval or the subdivision name. Without it, expect the site evaluation and possibly groundwater monitoring.
Which Ravalli County communities have a town government?
Four are incorporated: Hamilton, Stevensville, Darby and Pinesdale. Corvallis, Victor and Florence are unincorporated and have no town government.
