The rules for waterfront property depend on which water it is on. In Flathead County, any work in a lake, the lakebed or within 20 horizontal feet of the shoreline at mean annual high water needs a Lake and Lakeshore Construction Permit, and that zone includes adjacent wetlands. About 62,000 of the lake’s roughly 123,000 acres are inside the Flathead Indian Reservation boundary, where the Confederated Salish and Kootenai Tribes run their own Shoreline Protection program. At Georgetown Lake, Granite County requires a zoning compliance permit before any construction, including dirt work, in its Georgetown Lake Zoning District.

River and stream frontage is regulated differently. Anyone proposing to alter the bed or banks of a perennial stream in Montana applies for a 310 permit through the local conservation district, and county floodplain permits can apply as well.
