Georgetown Lake homes for sale
Buying a home on Georgetown Lake is about more than finding a cabin near the water. The lake sits in southwest Montana near Philipsburg and Anaconda, with mountain scenery, public recreation access, fishing, boating, camping, and winter recreation nearby.
The listings below can show what is currently available. A smarter search compares true lakefront, lake-view homes, cabins near the water, land, road access, utilities, seasonal use, and how close you want to be to Philipsburg, Anaconda, Discovery Ski Area, and Highway 1.
Where is Georgetown Lake
Georgetown Lake is in southwest Montana, roughly between Philipsburg and Anaconda. Montana FWP describes it as a high-elevation reservoir about 9 miles south of Philipsburg. Visit Montana places it about 18 miles west of Anaconda with access from Montana Highway 1.
Why people buy here
Buyers usually come to Georgetown Lake for a mountain-lake setting, boating, fishing, cabin use, vacation-home potential, and access to nearby outdoor recreation. It has a different feel than larger lake markets because the setting is smaller, higher, and more tied to seasonal use.
Can you buy directly on the lake?
Yes, but true lakefront can be limited. Georgetown Lake has public access, campgrounds, forest-service land, private homes, and land around the water. A broad search may show lake-area homes, while direct waterfront usually narrows the field quickly.
Buying on Georgetown Lake takes a property-by-property review
The first thing to sort out is location. Some buyers want to be close to Philipsburg. Others care more about the Anaconda side, Highway 1 access, Discovery Ski Area, or a specific part of the lake. That choice affects the drive, the winter routine, and how the property feels during busy recreation months.
The second thing to confirm is the type of lake property. A home can be directly on the water, near the lake, above the lake with a view, close to a boat launch, or simply in the broader Georgetown Lake area. Those are different purchases. The listing headline does not always tell you enough.
A lake-view or lake-area property may still be the right fit if you want the setting without the cost, scarcity, and maintenance questions that can come with direct shoreline ownership. For some buyers, being close to public access works better than chasing private frontage.
What to check before making an offer
- Confirm whether the property is true lakefront, lake view, lake access, or simply near Georgetown Lake.
- Review shoreline, dock, boat access, and any improvement details before assuming changes are allowed.
- Check road access, snow removal, utilities, water, septic, and year-round usability.
- Ask how the property functions during both summer recreation season and winter conditions.
- Compare the home against current listings and recent Georgetown Lake area sales.
- Look closely at storage, parking, slope, cabin condition, outbuildings, and maintenance needs.
Your chances of buying on Georgetown Lake depend on timing, budget, and flexibility. If you require direct private frontage, year-round access, a specific side of the lake, strong views, and a move-in-ready home, the search can get tight. Buyers who also consider lake-view homes, cabins near public access, and nearby land usually have more options.
Local lake-property guidance
Before you chase every Georgetown Lake listing, decide what kind of lake property actually fits
Tell us how you want to use the property: full-time living, seasonal use, fishing, boating, ski access, direct lake frontage, lake views, guest space, privacy, or easier access to Philipsburg or Anaconda. Hyde & Associates can help you separate listings that look good online from properties that fit the way you plan to use the lake.
Lake property details can change by address. Shoreline use, access, utilities, wells, septic, roads, snow removal, and seasonal limitations should be reviewed before writing an offer.
Georgetown Lake houses and cabins
A Georgetown Lake house or cabin listing tells you less than the county records do. Granite County runs the Georgetown Lake Zoning District, and a property inside it needs a zoning compliance permit before any construction, including dirt work. The county has no building permit program, but every property needs a septic permit from the Tri-County Sanitarian, an office it shares with Anaconda-Deer Lodge County. Structures with electricity and plumbing need electrical and plumbing permits from the State of Montana, and a new driveway onto a county road needs an encroachment permit from the Granite County Commissioners.
For a cabin, ask Granite County Planning whether the lot is inside the zoning district, and ask the seller for the septic permit.
Georgetown Lake questions
Is Georgetown Lake a natural lake?
No. It is a reservoir formed by Flint Creek Dam, which Granite County owns and operates. A Federal Energy Regulatory Commission license prescribes how lake levels and releases are managed.
How long is the lake frozen?
Montana FWP’s fisheries plan puts the lake at about 6,400 feet and says ice cover typically runs from early November through mid-May. A cabin’s road access and snow removal in that window are worth asking about before an offer.
Do I need a permit to build near Georgetown Lake?
Inside the Georgetown Lake Zoning District, yes: Granite County requires a zoning compliance permit before any construction. Granite County also requires a septic permit from the Tri-County Sanitarian for every property before construction. Whether a given lot is inside the district is a question for Granite County Planning.
Can I rent a Georgetown Lake cabin to guests?
Check before counting on rental income. Granite County’s planning page says rental units are not allowed on properties in the Georgetown Lake Zoning District, and that anyone who intends to rent a primary structure through VRBO or Airbnb must contact the Tri-County Sanitarian’s office before listing. Granite County Planning can say what applies to a specific property.
